Reviewing a lien search means checking the type of claims attached, their validity, and their priority — so the title closes clear. In Florida, municipal violations, open permits, and unpaid assessments matter just as much as the standard county deed records.
Unpaid water, sewer, or trash bills and code-enforcement fines — in Florida these can attach to all properties owned by the debtor.
Filed by unpaid contractors or suppliers. In Florida they generally remain valid for one year from recording unless extended or foreclosed.
Association “super liens” that can take priority over a first mortgage and run for years — always confirmed via the estoppel.
Court-issued money judgments that attach to the owner, recorded through the Florida Department of State.
Unpaid property taxes, state tax warrants, or IRS income-tax liens against the owner.
A recorded notice of pending litigation (e.g., foreclosure or divorce) that can cloud title until resolved.
A lien on the search isn't always a live problem. Confirm whether each is still valid or past its statute of limitations — and make sure a recorded Satisfaction of Lien or Release exists for every valid entry that has been paid.
Pull the underlying documents and verify against the public record. For properties in Port St. Lucie, records run through the St. Lucie County Clerk of the Circuit Court and the local municipality — search the St. Lucie County Clerk Official Records portal by parcel/folio or by name to confirm what's recorded against the property and the owner.
Rule of thumb: every active lien needs either a payoff/satisfaction to close, or proof it has expired. Tell your title officer or attorney about anything you can't resolve.
